Building with Breen Homes
Can I see previous Breen Homes projects?
Yes. Our case studies show a range of plan-based, personalised and custom homes completed across the South Island. They are a useful way to see the quality of our work, the types of sites we build on and how different clients have approached their homes.
Our team can also talk you through projects that are relevant to your location or the type of home you are considering.
Can Breen Homes help with design and building consent?
Yes. A new home involves more than the construction itself. We can help coordinate the design process, drawings, consultants, council requirements and consent documentation needed to move your project forward.
Our role is to make each stage clear, explain the decisions ahead and keep the process connected from early planning through to construction.
What are the different ways I can build with Breen Homes?
You can start with a Breen Homes plan, personalise an existing design through Plan+, or work with us on a fully custom home.
Building from a plan provides a clearer and more streamlined starting point.
Plan+ gives you room to adapt layouts, finishes and features.
A custom build is designed around your ideas, site, budget and the way you want to live.We will help you understand the differences and choose the right path.
Why choose Breen Homes as your South Island builder?
We've been building in southern communities since 1939. We live where we build, understand the conditions our homes need to perform in and take responsibility from the first conversation through to handover and beyond.
We focus on clear information, quality construction and building the right home for the people who will live in it. We are not a group home builder. We are builders who build homes.
Where does Breen Homes build?
We build throughout Otago, Southland, the Lakes District, Mackenzie Country and South Canterbury. Our service areas include Wanaka, Lake Hawea, Queenstown, Cromwell, Alexandra, Oamaru, Timaru, Twizel, Dunedin, Invercargill and the surrounding rural communities.
If you're unsure whether your section is within our build area, talk to our team, and we can point you in the right direction.
Costs Timing and the Build Process
Does Breen Homes provide support after handover?
Yes. Handover is not the end of the relationship. We'll explain warranties, maintenance and the ongoing care of your home, and we remain available if an issue arises after you move in. We stand behind what we build and want your home to continue performing as intended.
What happens if an unexpected issue comes up during construction?
Building can uncover conditions or issues that were not visible at the beginning, particularly on complex sites. If that happens, we will explain the issue, work through practical solutions and outline any effect on cost or timing before the work moves ahead. Our focus is on resolving problems early and keeping you properly informed.
Who will manage my build day to day?
Your build will be overseen by experienced project and site managers, supported by the wider Breen Homes team. They coordinate the construction programme, trades, site activity, quality requirements and communication with you. You will know who your key contacts are and who to speak to throughout the build.
What affects the timeline for building a new home?
The timeline depends on the design, consenting process, site preparation, engineering requirements, material availability, weather and the complexity of the build. We will provide a realistic programme once we understand your project and keep you informed about progress, upcoming decisions and any changes that may affect timing.
Does Breen Homes offer fixed price contracts?
Where possible, yes. We know that cost certainty matters, so we put significant work into understanding the design, site and project requirements before committing to a price.
Our goal is to provide clear, well-defined pricing and explain any allowances, exclusions or variables before construction begins.
What affects the cost of building a new home?
The cost of a new home is shaped by its size, design complexity, site conditions, location, access, engineering requirements and level of finish.
The choices you make around materials, glazing, heating and energy performance also influence the final price. We take time to understand these factors early so we can provide realistic information and help you make decisions with greater confidence.
Designing Sites and Home Performance
What adds the most long term value to a new home?
Long-term value usually comes from getting the fundamentals right: a well-considered floor plan, quality construction, good orientation, energy performance, durable materials and spaces that work for everyday life.
Resale matters, but so does comfort, lower maintenance and a home that continues to meet your needs over time.
What sustainable features can be included in a new home?
Options may include improved insulation and glazing, passive solar design, efficient heating, solar-ready planning, water-saving fixtures and durable, lower-maintenance materials. Sustainability doesn't mean adding every available product - we'll help you focus on the choices that offer meaningful benefits for your home, lifestyle and budget.
Are Breen Homes energy efficient?
Energy performance is considered with every client. We'll help you understand how orientation, insulation, glazing, airtightness, heating and material choices can affect comfort and running costs. The right combination depends on the site, design, budget and how you plan to use the home.
How do you design homes for South Island conditions?
We consider the conditions of the specific site rather than taking a one-size-fits-all approach. Sun orientation, prevailing weather, temperature changes, wind exposure, snow loading where relevant, drainage and the durability of materials can all influence the design.
The aim is to create a home that feels comfortable, performs efficiently and is suited to its location.
Can Breen Homes build on a sloping or challenging section?
Yes. We have experience with sloping land, restricted access, exposed sites, elevated building platforms and more complex ground conditions. These sites require careful planning around design, earthworks, retaining, engineering and construction access. Assessing the section early helps us explain the opportunities, likely constraints and practical next steps.
Building in Your Region
Building in Wanaka and Lake Hawea
Can Breen Homes build on a sloping or exposed Wanaka section?
Yes. Sloping and exposed sites are common around Wanaka and can offer exceptional outlooks, but they may also require additional design, engineering, earthworks and access planning. We can assess the site early, explain the likely considerations and help develop a build approach that works with the land.
What should I consider before building in Wanaka or Lake Hawea?
Start with the section. Orientation, views, winter sun, wind exposure, access, slope, subdivision requirements and the way you want to live will all influence the design.
Wanaka and Lake Hawea homes also need to respond to cold winters and strong seasonal temperature changes. Understanding these factors early helps create a home that makes the most of the site while remaining warm, practical and efficient.
Building in Queenstown
Can Breen Homes manage my Queenstown build if I live elsewhere?
Yes. Clear project management and regular communication make it possible to move a build forward while you are living elsewhere in New Zealand or overseas.
We'll establish the decision-making process, reporting and key contacts at the beginning so you understand progress, costs and the choices that need your input throughout the project.
What should I consider before building in Queenstown?
Queenstown sections can involve steep terrain, restricted access, alpine weather and specific development or design requirements. Site orientation, retaining, earthworks, engineering, winter conditions and construction access should all be considered early.
Our team can help you understand how these factors may shape the design, budget and programme for your build.
Building in Cromwell
Can I adapt a Breen Homes plan for my Cromwell section?
Yes. Through Plan+, an existing Breen Homes design can be adapted to better suit your Cromwell section, outlook, lifestyle and priorities.
Changes may include the layout, orientation, finishes, storage and performance features. If your land or ideas require a different response, we can also discuss a fully custom home.
What should I consider before building in Cromwell?
Cromwell experiences hot, dry summers and cold, frosty winters, so orientation, shading, insulation, glazing and heating all deserve early attention.
Your section's access, services, ground conditions, views and any development covenants may also influence what can be built. We can bring those factors together before the design and pricing are finalised.
Building in Alexandra and Central Otago
Does Breen Homes build custom homes in Alexandra?
Yes. We build custom homes in Alexandra and across Central Otago. You may come to us with plans, sketches, inspiration or an early idea. We can shape a practical path forward based on your site, budget and the way you want to live, then guide the project through design and construction.
What should I consider before building in Alexandra or Central Otago?
Central Otago's temperature extremes make year-round performance particularly important. Good orientation, summer shading, insulation, glazing, heating and material durability should be considered alongside the section's access, services and ground conditions. Early planning helps balance winter warmth, summer comfort and long-term running costs.
Building in Oamaru and North Otago
Can Breen Homes build from a plan or create a custom home in Oamaru?
Yes. You can choose a Breen Homes plan, adapt one through Plan+, or work with us on a custom home designed for your North Otago site and lifestyle. We'll help you compare the options and understand which approach best suits your priorities, timeframe and budget.
What should I consider before building in Oamaru or North Otago?
The right design depends on whether your site is coastal, urban, inland or rural. Wind and weather exposure, sun orientation, drainage, access, services and durable material choices can all influence the home.
Local experience helps identify these factors early and create a build approach suited to the section.
Building in Timaru and South Canterbury
Does Breen Homes build in Timaru and on rural South Canterbury sections?
Yes. We build in Timaru and across surrounding South Canterbury communities, including lifestyle and rural sites.
Each location brings different considerations around exposure, access, services, orientation and how the home connects with the land. We'll assess these early and develop a solution that suits the site and your everyday life.
Building in Twizel and Mackenzie Country
What should I consider before building in Twizel or Mackenzie Country?
Homes in Mackenzie Country need to respond to an exposed inland climate, including cold winters, frost, wind and strong seasonal temperature changes.
Orientation, insulation, glazing, heating, weather protection and material durability should be considered from the beginning, alongside site access, services and any local design requirements.
Building in Dunedin
What should I consider before building a home in Dunedin?
Dunedin sites vary widely, from sheltered urban sections to hillsides and exposed coastal locations. Sun access, slope, wind, moisture, drainage, ground conditions and construction access can all affect the design.
We can help you understand the section first, then plan a home that responds to its conditions and performs well throughout the year.
Building in Invercargill and Southland
Can Breen Homes build custom homes on Southland lifestyle and rural sections?
Yes. We build custom homes on urban, lifestyle and rural sites across Southland. Larger or more remote sections may require extra planning around access, services, drainage, site layout and exposure. We can assess those factors early and develop a home that works with the land and the way you want to live.
How do you design homes for Invercargill and Southland conditions?
Southland homes need careful consideration of insulation, glazing, heating, wind and weather protection. Orientation, drainage and durable materials also play an important role in creating a comfortable, efficient home.
We'll help you prioritise the features that matter most for your site, lifestyle and budget.
